A charming riverside country house set in the privacy of its own stretch of the River Wye.
The spacious property has been maintained to the highest of standards and retains many period features with eight bedrooms, eight bathrooms and a self-contained fully serviced annexe; approximately 5.5 acres of land, river and garden.
Offering flexible accommodation over three floors, the property would suit many uses in addition to a residence, with a number of tourism related income sources that demonstrate Plas Gwyn as a home/lifestyle and income opportunity.

Income is currently derived from a number of sources. Letting of the bedrooms on a self catering or B&B basis. Further income is derived from the River. Letting the fishing rights, mainly on a daily rate as well as canoeing and rafting. In addition, the 2.3 acre paddock, north of the house is let for campers, caravans and campervans. The ground floor utilities in the main house are perfectly appointed for use by such guests and make this practical. There is also a little income annually from a wayleave agreement and further, associated to grazing rights on adjoining Aberedw Hill (Common). Potential income from grazing the paddocks is also a possibility and the present owner has also sold firewood and hay from the paddocks and woodland.
Local attractions, that bring guests to the area, are too many to list: the notable ones include the many events at the Royal Welsh Showground (3 miles away): The Royal Welsh Show (250,000 visitors annually). Close by is the Hay on Wye Book Festival, Brecon Beacons Jazz Festival, The Brecon Beacons National Park, The beautiful Wye Valley, The Elan Valley, walking, cycling, shooting, fishing, bird watching and wildlife. The recently developed, all weather LTA specification hard surface, floodlit tennis court, with its own pavilioin and adjoining paddock is also unique and an attractive addition and popular amongst guests. The court could easily be separted off Plas Gwyn, should a purchaser not be interested in it for a negotiated discount in the price. (In that case the present owner would happily retain it!)
Kitchen area, living and bedroom area and en-suite.
The property is accessed by a generous gateway leading to a golden flint gravelled parking area for at least 10 cars. There are two pedestrian entrances with wrought iron gates. There is a wide well maintained lawn running to the river bank. A water feature with a fountain nestles in a shaded clearing. Plas Gwyn has approximately 2 acres of formal gardens. There is a formal stone walled orchard which contains the large and well maintained greenhouses, several fruit trees, blackcurrent and redcurrent bushes. There are water taps strategically placed throughout the garden.
A portal frame garage approx. 10m x 6m. Large enough for four cars with a first floor workshop over.

Station House as the name implies served the Cynghordy Holt on the central Wales line with the route North of Llandovery being opened in stages between 1861 and 1868.
The cottage lies adjacent to the now refurbished holt, however the cottage itself requires a complete refurbishment project and when complete would provide a secluded rural property with excellent views with the advantage of being a few foot steps away from what is now known as the Heart Of Wales Line, which runs from Shrewsbury to Swansea currently four times a day.
The market town of Llandovery lies about 5 miles away which offers all the facilities one would expect from a small market town including Cottage Hospital and Doctors Surgery and a range of shops, swimming pool, local authority junior school and the renowned Llandovery College.
