The land comprises of three grass paddocks within one block and extending to approximately 16.89 acres (6.84 hectares). Laid to permanent pasture the land has previously been used for the grazing of horses, with mature hedgerows, it will be the tenant's responsibility to cut the hedgerows once a year.
The land is classified as Grade 3 agricultural land with soils belonging to the Worcester soil series which is slowly permable clayey non-calcareous and calcareous reddish clayey soils over mudstone.
Location
The land is located directly to the north of the village of Burton Joyce, which is located on the outskirts of the city of Nottingham. Burton Joyce is a large village with good connections by road and rail to Nottingham. The road connections of the A612 allow for direct access to Nottingham and the wider Nottinghamshire area.
Access to all three of the parcels is via one main access point to the northern paddock and then through internal accesses to the adjoining parcels. The main access is off a well-maintained bridleway.
