Being located on the Maylands estate the sites fall within a General Employment Area and as such is suitable for business uses.
The sites were formerly a government storage depot which was demolished around 2015. The site was divided into three plots. Plot 1 has been developed as a 9 storey hotel, restaurant and 2 retail units. Plots 2 and 3 were sold with a view to them being developed for residential purposes. The present owners have obtained a resolution to grant planning for a scheme of 234 apartments, including a 9 storey block on the Maylands Avenue frontage (Dacorum Borough Council Planning ref 21/04556/MFA). This proposal includes a 35% affordable housing provision. The planning consent has not been finalised and has not been implemented.
Dacorum Borough Council view the sites as an important gateway development and will require good quality frontage.
