The current site is undeveloped and comprises two fields extending to around 59.8 acres of agricultural land. The fields are separated by an unpaved farm track. The site is geometric in shape and is predominantly flat with a north-easterly slope. There is a drainage ditch along the eastern boundary which flows into the River Forth at the north-eastern corner of the site.

The Site is bounded to the west by existing residential properties, to the north by the River Forth, to the south by the A905, Fallin Parish Church and Polmaise Bowling Club and to the east by rural land.
