Café opportunity at Leicester Museum and Art Gallery. The City Council is currently looking for a café operator to open a new café at Leicester Museum and Art Gallery. Closing date for submissions is Friday 17th January 2025 at 12 noon.
The café will occupy a prime location within the Leicester Museum and Art Gallery, situated on New Walk, a vibrant thoroughfare connecting the museum to the heart of Leicester. This strategic positioning presents exceptional opportunities for the café to expand its customer base and establish itself as a thriving destination for locals and tourists alike. Leicester City Council is committed to fostering a strong partnership with the selected café operator, providing the necessary support and resources to ensure the café's success. The council envisions a thriving café that not only generates revenue but also enhances the overall museum experience.
The new café will be located on the ground floor of the museum and will have an entrance from New Walk, allowing it to open outside of museum opening hours. The café area will include kitchen, servery, flexible seating space, storage rooms, staff welfare facilities and customer washroom facilities. A portion of the terrace area will also be available for outdoor dining.
The transformation of the café area will commence in January 2025, with an anticipated opening date of December 2025. Leicester City Council will undertake works to provide a warm shell and core of the café demise as highlighted in pink on the Ground Floor plan (showing the internal area of occupation). There will be a ten-month period for the café space to be developed by LCC, commencing in January 2025. Please note, that the café Category B fit-out will need to be undertaken directly by the operator. The provision and installation of appliances is excluded from LCC enablement works. The operator will subsequently undertake the proposed and required fit out to the premises at their own cost which includes fixtures, furnishings, and equipment to be agreed with Leicester City Council.
Overview of the Premises and Lease Agreement:
• Service Charge: Should not exceed £8,000 per annum. The landlord reserves the right to charge a fair proportion of any costs towards capital maintenance.
• Tenant will pay a Market Rent. Rent offers will be considered as part of the tender process. These are expected to be upwards of £40,000 per annum.
• NIA: Total Net Internal Area (NIA) Ground Floor is approximately 300m2 (3,229 sq.ft)
• Lessee to be responsible for internal repairs, maintenance and insurance (IRI). External Fabric of the building will be managed by the Landlord.
• EPC Rating: TBC
• Accessed via Princess Road West
• Rateable Value: TBC on assessment

Sealed offers must be sent to Leicester City Council by email address only to AFPConcerto@leicester.gov.uk upon which you will receive an acknowledgement by return. The Tender Application form is attached as Appendix D. The bids must be submitted by no later than the deadline closing date of Friday 17th January 2025 at 12 noon. The Council will not accept any sealed bids which are sent via other methods other than submission to the given email address.
