The overall density, layout and pattern of development in the pre-app submission and the siting of a 3-storey apartment block at the south of the site are considered appropriate and acceptable.

The frontage on Marsh Lane and the allocation of parking requires consideration.

The site has capacity for the 69 dwellings indicated and the general arrangement including; public open space, garden sizes and 2 parking spaces per dwelling is supported.
