Land Adjacent to the Bird in Hand, Beck Row, extends to approximately 0.50 hectares (1.24 acres) and benefits from an outline planning permission granted in July 2021 for the development of up to 16 dwellings following the demolition of existing buildings. The site is required by the S106 to deliver 30% affordable housing which is in line with the District's Affordable Housing Policy.

The site lies to the north of the US Air Force occupied RAF Mildenhall and is well situated within Beck Row. A wider range of services are available in Mildenhall, around 3.0 miles (4.8 km) to the south east of the village, beyond which is the A11 trunk road.
