Yard 3, measuring approximately 12,250 sq ft, is part of a mixed-use commercial site measuring approximately 1.85 acres in total.

The space is mostly Type 1 surfaced and can be described as roughly square in shape. Currently there are a number of outbuildings on site; however, they are in a state of disrepair. Unless a new occupier can re-use them, it is planned for them to be demolished leaving an open yard.

Electricity and water are available and a shared on-site welfare unit.

NB: There is a height restriction of 3.9 m on a bridge approaching the site.

Cannons Yard is situated just ½ mile from M11 Junction 8, linking to the wider motorway network, with excellent access to the A120 which runs east to Braintree, Colchester and Stansted Airport. The closest larger town is Bishop’s Stortford, which is 2 miles from the site.
