The park is also highly accessible via public transport, including bus services to Darlington and Durham and train services via Heighington and Newton Aycliffe stations (both easily accessible to the park).

    The site is identified as an employment allocation in the Local Plan, Policy 2 of the adopted County Durham Plan confirms that the site is allocated for B1 (Business), B2 (General Industrial) and B8 (Storage and Distribution) uses and, as such, it is likely that the Council would be fully supportive of a scheme for light industrial or trade counter type units in this location in principle.
