MOWBRAY is a mixed-use development area immediately to the north of the town of Horsham in West Sussex. - Phase 2 of Mowbray is the commercial element of the scheme, comprising a total area of some 14.7 Ha (37 acres), to deliver a maximum built quantum of 46,450 sqm (500,000 sq ft) GEA of B1 (Now within Class E) employment space, envisaged as low-density, office park space in a landscaped environment with surface parking. Building heights are limited to 16m (3-4 storeys), in keeping with the low density, urban fringe environment.
Phase 2 is divided into 8 plots from 0.65 Ha (1.6 acres) upwards, and also incorporates a set-aside area adjacent to the Horsham-Crawley rail line, where a Parkway station stop and amenities are envisaged for the future (timing TBC).
The owner, Cala Homes (part of Legal & General) is already progressing with the first phase of several hundred new homes, together with associated retailing, amenity and educational facilities.
The Phase 2 commercial land is available by way of pre-letting, turnkey sale of completed buildings, or potentially land plot sales.
