The site is situated in the older part of Burton upon Trent and adjacent to the recently built Chevin homes St Paul's Mews development.

The town centre is located 1.1 miles north-east and the Branston junction of the A38 is 2.3 miles south-west of the site.

The site's current use as a tennis court means that it is ideally suited for development with it already being flat and regular shaped. There are also no existing buildings on the site that require demolishing. There has been an infill residential development on adjacent land.
