The site is in the popular village of Branston approximately 2 miles from the town centre of Burton upon Trent and less than 0.5 miles from the A38 trunk road.
The site is surrounded by other residential development but with a doctors' surgery and other local amenities close by.
The site is flat and generally regular in shape. It extends to approximately 0.71 acres and has access from Thorntree Lane at the south end of the site.
The site has, until recently, been occupied as a contractor's yard and there are various buildings which will require demolishing.
