The Site is located within Gedling, a large village located within the Gedling Borough area, approximately 5 miles (8 km) east of Nottingham and 11 miles (17.7 km) south west of Newark. The Site is situated next to Jubilee Park off Burton Road within an established residential area. Gedling is connected to both Nottingham and Newark via the A612 Nottingham Road which runs parallel to the Nottingham Road and also benefits from good access to public transport. The Epperstone Bypass is positioned to the east of Burton Joyce and connects the A46 and A614 Rufford Road. The A6097 provides access to Gunthorpe via Gunthorpe Bridge, over the Trent, approximately 2.5 miles (4 km) south east of Burton Joyce. The neighbourhood has a population of approximately 7,100 people and supports a number of local services and facilities, including schools, healthcare and community and sports facilities.
The Site extends to approximately 0.40 hectares (1 acres) and comprises undeveloped land previously used as a builders yard. The Site buildings have been demolished and cleared providing a broadly level and rectangular in shape plot of land Bordered to the east and west by Burton Road, Jubilee Park and a redundant railway line, respectively.
