A level, greenfield potential roadside development site extending to approximately 1.23 hectares (3.03 acres) sitting on the north eastern corner of the Lincolnshire Showground and forming Phase 1 of what is proposed will be a much larger commercial development scheme on the site, that will in time comprise a hotel, offices and other business space.

Planning Permission has been secured for the construction of 2 new office buildings to the west of the site – see the plan attached.

Whilst the indicative scheme drawing attached shows a site of this size for a PFS and two separate drive thru units, there is some flexibility in the size of the site that could be made available, if an operator needed a larger/smaller site than shown on these particulars.

Vehicular access into the site will be constructed by the purchaser (subject to Planning and Highways Consent) directly off the A1500, adjacent to the roundabout as is shown on the attached drawing from SLR.

LOCATION
The site is located on the north eastern corner of the Lincolnshire Showground, adjacent to the busy A15/A1500 roundabout.

This stretch of the A15 sees around 20,000 vehicular movements per day (pre Covid) and forms the main link northwards out of Lincoln City Centre towards Scunthorpe, the Humber Bridge and the Humber Ports. Lincoln City Centre is located about 5 miles to the south, with the A15 joining the recently extended Lincoln A46 Bypass, about 2.5 miles to the south. The bypass provides easy access to Newark and the A1 to the south west and Sleaford/Boston and beyond this, Kings Lynn to the south east.

Lincoln is one of England’s finest Cathedral Cities and is the main administrative and retail centre for the County of Lincolnshire. It has a population of circa 543,367 within a 20 miles radius and an estimated total catchment spend of circa £987 million. It is also a growing University City with close to 20,000 students and academic staff based at the city’s 2 Universities contributing an estimated £250 million to the local economy.

The Lincolnshire Showground, as well as enjoying an easily accessible and strategically important location, is the home of the Lincolnshire Agricultural Show, which takes place in June every year, providing a major draw to local, regional and national visitors underlying the importance of agriculture to the County economy. In addition, it is an important venue for a wide variety of other shows and events, with the Epic Centre on the showground able to host larger events than any other venue in Lincoln. The various events attract between 350-400,000 visitors to the Showground each year. Part of the Showground site was also sold some years ago to Bishop Burton College and there are now over 2,000 students supported from that campus.

SERVICES
We understand that mains supplies are available in the vicinity of the site although the vendors can not give any guarantees as to the exact location and capacity of these. Interested parties are therefore advised to make their own enquiries in this regard of the local utility providers.

TOWN AND COUNTRY PLANNING
The whole Lincolnshire Showground Site is allocated in the Central Lincolnshire Local Plan under Policy LP8 as a site suitable for a variety of different uses including conference facilities, employment related development, a hotel, expansion of the Agricultural College and other ancillary uses linked to the above site.

Interested parties are therefore advised to discuss their proposals for the site with the Local Planning Authority, with the Vendor providing whatever support is needed. Similarly some initial discussions have been held with Lincolnshire County Council Highways who have in principle confirmed their support for a new access into the site from the A1500 dedicated for this site.

TENURE
The site is to be sold Freehold with vacant possession.

The purchaser will be required to build at their own expense the new access road into the site and undertake to re-route the cycle path running along the A1500 roadside frontage in order to facilitate this new access.

METHOD OF SALE
The site is being offered For Sale by way of a Private Treaty as a single lot.

Offers subject to receipt of the necessary Planning and Highways Consents will be acceptable, subject to the parties agreeing a tight timescale for the purchaser to submit the Planning Application and secure approval.

Whilst at this stage offers are invited for the site shown edged in red on the site plan on the attached property particulars, extending to 1.23 hectares (3.03 acres), if an occupier wishes to put forward a proposal for a larger or smaller site, then this will also be considered by the Vendor.
