Location

The subject property is situated on the western side of Beeching Road in Bexhill, which links the A269 with the B2098. It lies just to the south of the A259 South Coast Road and is within walking distance of Bexhill town centre.

The area in which the subject property is situated is predominantly an industrial and trade counter area, although the property lies opposite a Hyundai car showroom and adjacent to Beeching Park day centre. Planning

The property was purpose built as an Ambulance station and has been used for such ever since. Ambulance stations fall outside of any defined use under the Use Classes Order and are therefore suis generis. The first floor is accessed via an internal staircase and provides a staff rest room, kitchen and female locker room with WC. There is also an external balcony area, which is accessible from the staff rest room.

The interest being sold is long leasehold. The lease originally granted was for a term of 99 years from 24 June 1970. Therefore expiring in June 2069. This original lease included the subject land and the adjoining land to the west. The land under this lease is subject to rent reviews every 21 years. The total ground rent in relation to both parcels of land under the lease was last reviewed in June 2012 to the current passing rent of £25,087.50 with £9,979.81 pa currently attributed to the subject property (see below).

In September 1996 the subject property and land was transferred from the original lease to the Sussex Ambulance Service National Health Service Trust (now South East Coast Ambulance Service NHS Trust - "SECAmb"), and it is this interest which is to be sold. This part of the site comprises approx. 0.57 acre with the buildings as described above. A 39.78% share of the ground rent under the original lease is attributable to this transfer.
