Planning consented for 380,000 sq ft build to suit opportunity
Description
PANATTONI PARK NORTHAMPTON IS ALREADY A VERY SUCCESSFUL SCHEME IN ONE OF THE UK’S MOST IMPORTANT LOGISTICS LOCATIONS. THREE BUILDINGS TOTALLING 625,000 SQ FT WERE PRE-LET TO EDDIE STOBART BEFORE THE COMPLETION OF PHASE ONE. Now we are speculatively building the final three warehouses at Northampton of 250,000 sq ft, 380,000 sq ft and 430,000 sq ft. All will achieve BREEAM ‘Excellent’. Northampton 380 occupies a prominent position within the park and fronts both the A4500 and M1. With 15m clear internal height and 34 dock doors, the 380,000 sq ft warehouse represents an exceptional opportunity at a strategic location that had been suffering a shortage of ‘big shed’ supply. As a BREEAM ‘Excellent’ building Northampton 380 will by definition exceed statutory standards. It’s flexible envelope will be able to support a large retrofitted solar array and elevations have been designed to maximise natural light and minimise solar gain, passively managing the building’s environment. Northampton 380 will deliver scale, performance and long term value at the heart of the UK’s logistics network.
Location
Northampton sits in the ‘Logistics Golden Triangle’, widely considered to be the most strategically important logistics location in the UK. The site is only 20 miles from the Catthorpe Interchange, where the M1 meets the M6 and A14. The fact that the country’s main north/south and key east/west arterial routes run through Northamptonshire explains why it is already home to so many NDCs and RDCs. This, in turn, means the available labour force is one of the most suitably skilled anywhere in the UK.
