Ashley is a small village in a pleasant setting approx. 4 miles east of Newmarket. The village is adjacent to the Suffolk border and has close ties with Newmarket with numerous stud farms close by.
Facilities in the village include a post office, church, pub, restaurant and sports field.
The site will be accessed where 28 High Street currently stands adjacent to the Old Plough Inn, an outstanding restaurant with a 5* rating on TripAdvisor.
No. 28 will be demolished to create access to an open almond shaped field tapering to a point to the west. The whole site extends to 1.27 hectares (3.13 acres) being divided into the Sale Site of 0.8 hectares (1.97 acres) and Option Site of 0.47 hectares (1.16 acres).
The Sale Site benefits from full planning permission from East Cambridgeshire District Council ref 18/01704/FUM for "demolition of existing dwelling (no 28 High Street) and construction of 10 dwellings together with vehicular access, surface water drainage, landscaping and associated infrastructure".
The site layout illustrates the scheme with access adjacent to The Plough with a spine road servicing 10 detached houses with garages totalling 1,662 sq m (17,915 sq ft) as detailed on the schedule of accommodation.
There is no Section 106, but CIL will be payable at £203,113.74 which includes a set off against the demolition of no 28 High Street.
The Option Site is subject to an outstanding planning application ref 20/00462/FUM for a further 5 "barn style" market houses off an extension to the new road. The houses are in larger plots and extend to a total of 589 sq m (6,340 sq ft).

The Sale Site is available for sale on an unconditional on planning basis by way of Private Treaty.
Purchasers interested in the Sale Site will also be required to bid for a 2 year option to purchase the Option Site at a price to be agreed.
In order to service the Option Site the purchaser will be obliged to construct the road in the Sale Site to the boundary of the Option Site with sufficient infrastructure to accommodate its development.
