The office accommodation is located along the northern elevation of the building, accessed via glazed vestibule leading to a central reception. The office accommodation is well presented and arranged over ground and first floor, comprising a mixture of open plan and cellular offices. The majority of the office accommodation benefits from natural light via double glazed windows or from roof lights. Heating is provided via a mixture of oil fired central heating system and combined heat / cool air conditioning units. Laboratory Building
On the western part of the site there is a stand along single storey Laboratory building of brick construction off a concrete floor and under a part flat, part profile roof, constructed in the 1980’s with extensions in 1990’s and 2000’s. The building comprises of four wings surrounding an internal courtyard and provides a mix of laboratory, office and storage accommodation.

Chemicals Warehouse
On the southern part of the site there is a chemicals warehouse, constructed c.2012/13, which is of steel portal frame construction off a concrete floor with profile metal sheet cladding and pitched roof. The warehouse is mainly used for pallet racking storage and benefits of from an eaves height of 5.8 metres and two roller shutter doors to the concrete yard.

Yard
The large concrete secure yard comprises a large part of the site and benefits from an in and out configuration with entrance / exit points on the southern and eastern elevations of the site. The yard access points are separate from any pedestrian vehicles. Within the yard there are a number of wash and test bays of profile metal clad walls
and roof with open elevations. Additionally, there are a number of large storage tanks as well as a static crane located on the south west part of the site.
