1,675.5 m² (18,035 sq.ft) - This purpose built warehouse unit is about to undergo a major refurbishment which will include replacement of the single skin cladding with new insulated sheeting as well as a complete internal and external renovation of decorations and floor coverings.
The warehouse areas are of steel framed construction and provide a clear height of 8.2m and 4.8m below the mezzanine offices. The office space is arranged at mezzanine level and has plaster and painted walls, suspended ceilings and carpeted flooring. Only the northern section is fitted out, adjacent to which is an unfitted area, which appears to have been used for file storage.
There is a small office and welfare area between the ground floor entrance and the mezzanine offices, below which is the boiler/plant room.
Externally there are extensive concrete hardstanding areas to the front (west) and side (south) of the building, which provides vehicular access to the loading doors and outside storage/parking. The site is enclosed by a galvanised steel mesh fence with 2 No. gated entrances from Harvey Combe.
The unit has all mains services including a 3 phase electricity , gas and water.
Heating to the office area is from panel radiators served by a central gas fired boiler. Lighting to the office is by way of fluorescent strips and to the warehouse by low bay halide units, but these will be changed to LED as part of the works.
