    Barnstaple is the main market town of North Devon and is the main location in the area for the provision of further and higher education, for the District General Hospital and for comparison shopping facilities. Northern Devon has a £2.2 billion economy which supports around 7,700 businesses and 66,000 jobs. The North Devon Link Road (A361) and the Atlantic Highway (A39) run east-west, connecting the area to the M5 and to north Cornwall. Rail travel is provided by the improved Tarka Line, connecting Barnstaple and Exeter Central stations. Barnstaple also acts as the gateway to many of North Devon’s best beaches, including Croyde, Woolacombe and Saunton Sands.     The Property

    The Laceworks is located a 10-minute level walk east of Barnstaple town centre. It has a site area of approximately 1.02 hectares (2.52 acres) and comprises a former laceworks factory with a Grade II Listed two and three storey element together with ancillary buildings that are currently being demolished. Primary access to the site is provided via Derby Road with secondary access from Princess Street. Yeo Valley Primary School is located opposite the site to the south, whilst Park View Road runs along the eastern boundary. We understand that as the rear buildings are currently being demolished and the retained building is Grade II Listed, business rates will not be chargeable whilst the property is vacant.


    Planning consent was granted (Ref: 66924) in August 2019 for the partial demolition of areas of the Laceworks assessed to have little or no heritage significance to enable future works. Additional areas for demolition have been requested within a new planning application (Ref: 71058), which was submitted in January 2020 and is currently awaiting a decision.
