The Venture Point development which extends to approximately 8.1 hectares (20 acres) forms part of the wider area known as Speke Industrial Estate located off Speke Boulevard. It is located within the International Gateway at the southern end of the Liverpool conurbation and forms the main southern gateway into Liverpool from the M57 and M56 motorways. Covering an area of some 74 hectares (183 acres) Speke Industrial Estate is today still one of the largest industrial areas on Merseyside and is home to many national, regional and local businesses. The proximity to Liverpool John Lennon Airport as a major employer and airport is also a key attribute for Venture Point as well as the proven success of the International Gateway area as a whole since the development has progressed and grown. Liverpool South Parkway and Hunts Cross railway stations are located within close proximity, providing access to the wider local, regional and national rail network. Outline planning consent was granted in 2001, and has since lapsed, for the provision of B1 (office, light industry, high technology) B2 (general industry) and B8 (warehousing) along with the provision of internal distributor road(s) (including drainage and other site engineering operations) and a new junction with Speke Boulevard and implementation of landscaping infrastructure on land at Speke Industrial Park. The Venture Point Occupiers Design Guide outlines the vision and objectives which were originally developed in conjunction with Liverpool City Council for Venture Point, and provide a framework for potential occupiers within which to plan and design development on individual plots.
