The site is located on the western side of Nottingham Road, Hucknall approximately 1.2 miles to the south of the town centre. To the west are allotment gardens and an established residential development. The eastern boundary comprises of the phase 1 development. To the north of the site there is established residential development along with a mature landscaped area, the south also consists of mature landscaped area but is bounded by the A611. Hucknall is situated 6 miles north of Nottingham and has excellent rail, tram and road links, with access to M1 J26 immediately to the southwest and J27 to the northeast. As a result of the connectivity, Hucknall supports a significant geographical catchment.
The first phase of development land was 5.06 Ha (12.50 acres). Bellway secured the necessary planning consent in November 2013 and are part way through delivering 141 homes. Alongside the new homes, site infrastructure has been provided to allow for the subsequent Phase 2 development to begin. Phase 2 of residential land comprises 6.68 Ha (16.5 acres). It is expected that the selected developer will secure necessary planning consent, implement the scheme and provide site infrastructure for any subsequent development. The target date for commencement for phase 2 is Q3 2018. The County Council will seek to agree with the chosen developer an appropriate mechanism to ensure that Phase 2 is delivered to an agreed specification and timetable. The vendor's preference is for the phase 2 to continue the development principle from Phase 1 of lower density family housing. The County Council require a tendering process for each parcel of land which is brought forward, this is to ensure best value for the public purse. We can confirm each developer will be considered on their individual merit in relation to the phase which is offered and not on any historical connection to the development.
The site forms part of a larger area comprising some 11.8ha of land which is allocated for residential development in the adopted Ashfield Local Plan (2002). Bellway had an application granted in 2013 for Phase 1 which consisted of the proposed construction of 141 dwellings and public open Space together with associated parking, garaging, road and sewer Infrastructure works (V/2013/0409). The site previously benefited from a resolution to grant detailed permission (2006/0717) for 382 dwellings secured by Morris Homes on the entire site in late 2006. Mains water, drainage, gas and electricity are available in vicinity. Prospective purchasers should satisfy themselves through their own enquiries to the relevant Authority as to the availability, suitability and capacity of services to the site.

As part of the planned programme for the site disposal, best bids are invited no later than 12:00pm Friday March 24th 2017. All written submissions must outline the basis of your interest. In addition parties are required to give details of the following: 1) Company information 2) Offer 3) Technical capability 4) Financial status 5) Scope of interest 6) Indicative scheme 7) Anticipated timescales 8) Design team (name, company and relevant experience) 9) Conditions attached to the bid All bid submissions are to be evaluated by Nottinghamshire County Council and its Agents. A shortlist of parties will be identified and invited for interview in late March. Subsequently a phase 2 purchaser will be selected.
