Torridge District Council (TDC), on 13th October 2017, granted outline planning permission (application number: 1/0100/2016/OUTM) for the erection of 28no. dwellings, together with associated infrastructure works. All matters are reserved, with the exception of access. The permission is subject to 15no. conditions.

The associated Section 106 Agreement, dated 9th October 2017, includes 32% affordable housing provision and financial contributions. These total approximately £31,797, excluding indexation.

Please note that the Government has announced the extension of planning permissions, with an expiry date occurring between the start of lockdown (Covid-19) and the end of 2020. The expiry date will be extended until 1st April 2021.
Detailed Planning Application

A detailed planning application (application number: 1/0128/2020/FULM) was submitted to TDC and was validated on 31st March 2020. The application is in the process of being considered.

Residential Development Scheme:

The proposed residential development scheme (in the detailed planning application) comprises 38no. dwellings, including 2no. 1-bed, 14no. 2-bed, 14no. 3-beds and 8no. 4-bed dwellings. 11no. of the dwellings provided on-site are to be affordable. The scheme includes a range of terraced, semi-detached and detached dwellings.

The scheme will be accessed from Mill Road with a new priority ‘T’-junction. In addition, there will be a new footpath link through the site from east to west as well, as a new footpath on the grass verge beside the industrial estate.
