The Fishery - Lot 1
Millhayes Fishery has the benefit of 2 well stocked coarse fishing lakes and a potential stock pond.
Big Lake - An attractive lake extending to 1.98 acres (0.8 ha) which a maximum depth of 10' and 20 pegs. Stocked with predominately carp to 20lbs+, tench, roach and rudd.
Small Lake - Extending to 0.49 acres (0.2 ha) with a maximum of 4' , 6 pegs. Stocked with crucian carp, bream, rudd and roach.
Spring Pond - Located to the north of the big and small lakes powerful springs feed Spring Pond which then feeds the Big Lake.
Situated to the north of the fishing lakes on a gently sloping bank is an area of predominantly broadleaved woodland planted under the Farm Woodland Premium Scheme (now expired). The main species comprise of ash, oak, sweet chestnut, cherry and mountain ash.
The trees have been well maintained and the main woodland has the benefit of open glades.
Cricket Bat Willows
A crop of cricket bat willows is currently growing around the lakes.
Planning permission was granted in September 2005 Reference 05/02081/FUL by Mid Devon District Council for 8 fishing lodges.
The application site plan showed 8 lodges being situated in the woodland glades above the Big Lake.
The approved plans were for three bedroom lodges measuring 7.9 metres x 6.5 metres.
This planning permission has EXPIRED but the planning policy supports holiday accommodation.
No services are currently connected to the property but overhead electricity powerlines cross through the middle of the site.
Millhayes Fishery has been established for many years and was run as a commercial coarse fishery. In the last few years due to family circumstances the fishery has been run on a low key basis and there are no accounts available.
Grazing Land - Lot 2
Extending to approximately 10.84 acres (4.4 ha) with the benefit of a separate access.
Originally an area of former arable land 9.4 acres (3.8 ha) is down to permanent pasture and a small copse planted under the Farm Woodland Premium Scheme extending to approximately 1.44 acres (0.6 ha).
The land is eligible for payments under the Basic Payment Scheme and is currently let to a local grazier on a verbal agreement.
The property will be sold subject to an Overage Provision, reserving to the Seller 30% of the uplift in value resulting from the grant of planning consent for residential development. The Overage will be triggered upon grant of planning consent and will be payable on commencement of development, or on the sale of the property (whichever is sooner), with the benefit of such consent. The Overage will be for a period of 20 years.
