Ingon Lake is situated near the village of Snitterfield, Stratford Upon Avon in Warwickshire.

Description
The property extends to approximately 3.4 acres, with the Lake extending to approximately 1.5 acres.

The Fishery
Ingon Lake originally formed part of a larger estate, which was split up many number of years ago. Approximately 26 years ago, the Lake was drained and de-silted and the original fish stocks removed, and further tree planting carried out to enhance the privacy of the property.

The Lake is a haven for wildlife and numerous bird species including resident Kingfishers.

The Lake has a maximum depth of 6ft. There are 6 hardstanding fishing pegs. There is a constant supply of water from the adjacent land, which runs through the Lake and out into the adjacent ditch.

The current Vendor has maintained the property to an extremely high standard with particular emphasis on managing the water quality to the benefit of the fish stocks.

Ingon Lake has only been fished privately by both the current and previous owners and its existence due to its seclusion, remains almost unknown. There is adequate parking for up to 5 vehicles.

Stocking
The Lake is stocked with Common and Mirror Carp, together with a good head of Crucian Carp plus Rudd, Roach and Tench. All the present stock of fish were sourced from known suppliers.

The original fish have bred successfully over the years. Smaller fish have been removed and sold on an annual basis, leaving resident fish to grow on, and these have been supplemented by a restocking of 250lbs of 10 inch - 5lb Carp in 2008.

It is estimated that there are 9 Mirror and Common Carp in excess of 20lbs.

Water, electricity and a private drainage system are connected to the property.

Planning
Planning permission reference 08/00341/FUL was granted on the 22nd August 2008 for the erection of a single storey log cabin which has since been erected to provide shelter and kitchen/toilet facilities for fishermen.

The planning permission has been implemented as the cabin has been erected. A planning application was recently submitted for a holiday lodge, this has been refused by the Local Authority. A residential dwelling will not be permitted either as the property is within Green Belt.
