Benton Square Industrial Estate is a well-established estate located within � mile of the Holystone junction of the A19 and lies approximately 6 miles to the north east of Newcastle upon Tyne. Description
The site has two detached buildings as follows:

Unit 8
Unit 8 consists of a concrete portal framed workshop with part brick, part glazed and part corrugated asbestos clad elevations. The roof has a single skin corrugated asbestos cement roof covering with circa 10% translucent panels.

Internally the workshop is open plan with concrete floor, suspended strip lighting and three phase power supply. Along the rear elevation there is a level access wooden sliding loading door. The internal eaves height is 2.75m rising to 3.8m at the apex. To the front of the workshop there are kitchen/canteen, toilet facilities and production area, all sitting underneath a wood floored mezzanine area with stair access. This area to the front of the building could easily be returned to office space if required and currently benefits from pedestrian access door and glazing.

Unit 9
Unit 9 is a concrete portal frame building with brick elevations externally under a pitched roof covered in asbestos corrugated cement cladding. The building was fully converted into office and ancillary use, set over two floors around 20 years ago and provides modern office space.

The offices include reception area to the front of the building and a mix of smaller suites as well as a larger open plan area with meeting rooms to the middle. Towards the rear there is a kitchen/canteen adjacent to a pedestrian door leading to the secured yard area.

Ground floor specification includes carpets above a raised floor, a mix of plastered and suspended ceilings with strip lights and recessed lighting respectively, male, female and accessible toilets, server room and double glazed windows with security bars in front. Heating is via panel radiators fed by a gas boiler with comfort cooling units also provided. A number of power and data points are uniformly located on the perimeter walls above the skirting boards.

The upper offices are accessed via a staircase and offer similar specified space to that on the ground floor with the further benefit of storage space within the eaves.

External
To the front of both buildings there is dedicated car parking accessed off Wesley Way.

To the rear there is a private and secured yard of predominantly concrete hardstanding with palisade fencing to the sides and rear which serves both units. Access is via a dedicated and gated access road to the side of Unit 8 with a further gated access road between Units 8 and 9.

To the bottom of the yard area behind Unit 8 there is a row of garage units of brick construction with profile steel clad roof.
