Maldon is located in the south-east of Essex, approximately 43 miles north east of London and equidistant between Chelmsford to the west, and Colchester to the south. The Maldon District covers a land area of 36,000 hectares, a large proportion of which is rural and coastal in nature, including the estuaries of the River Blackwater and River Crouch. Maldon is five miles from the A12 trunk road which provides access to the M11 and M25 motorways which connect to a myriad of East Coast Ports and London. The nearest train stations are Witham and Chelmsford which provide direct services to London Liverpool Street with a journey time of approximately 45 minutes from Witham and 30 minutes from Chelmsford. Major transport nodes include Stansted Airport 23 miles to the north west and Southend Airport 24 miles to the south west and Ports at Harwich, Felixstowe, Tilbury and the London Gateway at Thurrock.

Maldon town is an ancient borough, port and market town with a district population of 64,425 people. It is the principle town within the District and starting point of the Chelmer and Blackwater Navigation. To the north of the Blackwater, Maldon is joined to Heybridge via The Causeway, with Maldon town centre serving both communities. The Causeway sits at the head of the Blackwater Estuary on the area's eastern boundary and between the Rivers Chelmer and Blackwater. The Chelmer and Blackwater Navigation (river made navigable for commercial haulage) skirts around the northern boundary and the River Chelmer at Fullbridge on the southern boundary.

The property is situated to the north east side of Hall Road adjoining Colchester Road in Heybridge in a predominantly residential area. Bentalls Shopping Centre is situated close to the premises which counts national retailers such as Asda, WH Smith, smaller local tenants and a Doctor's Surgery. Maldon Town centre is located 1.3 miles to the south west of the property which counts a myriad of picturesque historic buildings and a wealth of local amenities to include shops, pubs and cafes.

The Blackwater Retail Park, situated a short distance to the south of the property was completed last year - tenants include Aldi, Next, Costa and Travelodge. In addition, new housing has been built in the surrounding area over the past 5 years bringing more people into the area.

The property comprises an attractive five storey Grade II listed converted office building together with two separate warehouse units. Building 1 is a former mill which has been converted into an office of traditional brick construction beneath a timber framed slate roof. The building provides well configured open plan office accommodation over ground and three upper floors. The timber roof beams and supporting steel pillars have been retained as a design feature.

Buildings two and three are warehouses built in the 1970's arranged to provide production, workshop and office space with an eaves height of approximately 19 ft. The units are of block and brick construction with part mezzanine storage to the first floor.

The site extends to 1.67 acres with a site coverage of approximately 45%.
