Barham is a small village adjoining Claydon village to the south and situated about five miles north of Ipswich. Barham has a doctors surgery, a church and a village pub, the Sorrell Horse Inn; whilst Claydon provides a wider range of local amenities, including shops, primary and secondary schools, hotel, two pubs and a pharmacy.
The site lies on the junction between Norwich Road and Pesthouse Lane, the western boundary adjoining the A14, which can be accessed at the Claydon intersection, about 1 mile to the south.
The A14 Beacon Hill junction is also only about 2.4 miles to the north, providing a road link to Norwich via the A140 and the area is served by a number of bus stops on Norwich Road.
The property comprises a rectangular shaped site. The eastern boundary provides a road frontage to Norwich Road with a gravel access road off Pesthouse Lane which runs along the southern boundary.
The site consists of a large grassed area, with a number of redundant buildings and the remains of a miniature railway.
The property benefits from outline planning permission for the erection of 20 dwellings, including 7 affordable homes, dated 29th November 2019 (reference 0085/17).
The approved indicative site plan provides for a mix of bungalows, detached, semi-detached and terrace housing arranged around a central area of open space, with a landscaped bund to the west, beyond which a large attenuation area is proposed, creating a buffer between the dwellings and the A14.
It is intended that a footpath link will be provided to allow pedestrian access between Norwich Road, Penthouse Lane and The Crescent.
Matters of appearance, landscaping, layout and scale are reserved.
The planning permission is subject to a Section 106 Planning Agreement dated 28th November 2019.
It is understood that mains water, electricity and drainage connections are available within the vicinity of the site. All interested parties should make their own enquiries with the relevant service providers.
