Wold View is an established fishery and leisure complex extending to 37.5 acres (14.8 ha) situated on the edge of the Lincolnshire Wolds, an area of Outstanding Natural Beauty (AONB).

The site is located between the villages of Owersby Moor and Claxby Moor next to the A46, approximately 4.5 miles north of the town of Market Rasen, 20 miles from Gainsborough and 23 miles from Lincoln.

Wold View was initially developed into one of the country's premier commercial fisheries. The current owners have developed the holiday accommodation with the addition of high specification holiday lodges, with significant potential for further development (see planning and development).

Holiday Accommodation
11 luxury open plan holiday lodges were erected in 2018 and 2019 along the western boundary, accessed over a tarmac road with individual tarmac car parking areas.

All units are raised and positioned overlooking the lakes and the Lincolnshire Wolds beyond, with a perimeter decking area and hot tub to the side (excluding lodge no. 5).
The units comprise the following accommodation:

4 x Glen Mhor 3 bedroom lodges and 7 x Glen Mhor 2 bedroom lodges. (Floor Plans available from the agents). Constructed from a plastic composite, the units are designed to minimise maintenance.

In addition to the cabins is a 7-pitch touring caravan site.

Income is currently derived from a combination of fishing and holiday accommodation. The fishing income is from match bookings and day ticket sales.

Lodge bookings are currently based on full week, weekend and short breaks. The current occupancy is in excess of 90% based on the trading year of March-December (10 months).

Draft Accounts for the year ending 31st July 2019 show a combined turnover of £238,000 (net of VAT) for Wold View Leisure and Fishery. This does not include income from the caf� and shop, which has previously been let to a third party. Full accounts will be made available to interested parties after viewing.

Planning and Development
The occupancy of the existing units is based on a 12 month consent for holiday use.

A pre-planning application has been submitted to West Lindsey District Council To establish the principle of further development of up to 50 holiday lodges and manager's accommodation. The Local Authority's response will be made available to interested parties, once received.

In addition, a retrospective planning application has been submitted by the agents for: Internal access tracks, car parks, number 11 lodge, ruby lake, 7 touring caravan pitches.

The site is located outside the Lincolnshire Wolds AONB designation.

There are a number of ancillary buildings including:
Timber cabin (14 x 8m) currently utilised as a reception area, together with tackle shop and 44 cover caf�.

A steel portal frame building (200m2) currently used for storage of equipment, together with a storage container.
