Location
The site is located 0.2 miles from Tonbridge High Street, in close proximity to public transport and local amenities. Tonbridge mainline railway station is located 0.5 miles south west, which offers direct connections to London Bridge via South Eastern Railways in less than 45 minutes.
Road transport links are also good with the A21 accessible 1.5m south, which offers connections to the M25 and M26 towards central London. Gatwick Airport is 54 miles west of the property.
The River Medway is located to the north of the site, on the opposite side of Medway Wharf Road, with the Gasworks Stream to the south of the site. The Tonbridge Conservation Area is located approximately 50m north-west of the site.
Tonbridge town centre comprises a range of national retailers including Boots, Holland & Barrett and Monsoon. The high street offers a range of national chain and independent coffee shops and restaurants and includes a Waitrose, Sainsbury’s and Iceland.
Planning
The site is located within the Tonbridge central area and the urban area. The Tonbridge conservation area is located to the north of the site, including Medway wharf road, the refurbished town lock and the river Medway.
The site is subject to an extant planning permission (TM/06/03402/FL) for mixed-use development which was consented on 21 June 2011 for; ‘73 residential apartments, 34 units of boarding accommodation for students and conference delegates along with ancillary facilities.’ the last of the pre commencement conditions were discharged by Tonbridge & Malling Borough Council (TMBC) on the 29th April 2014.
A subsequent planning application was submitted in April 2018 for a revised scheme of 252 self-contained build-to-rent apartments, which was refused in June 2018. The refused scheme proposed increasing the overall building height from 13-storeys to 16-storeys to create a mix of studio, 1 and 2 bedroom flats.
