The site is subject to an extant planning permission (TM/06/03402/FL) for mixed-use development which was consented on 21 June 2011 for; ‘73 residential apartments, 34 units of boarding accommodation for students and conference delegates along with ancillary facilities.’ the last of the pre commencement conditions were discharged by Tonbridge & Malling Borough Council (TMBC) on the 29th April 2014.

A subsequent planning application was submitted in April 2018 for a revised scheme of 252 self-contained build-to-rent apartments, which was refused in June 2018. The refused scheme proposed increasing the overall building height from 13-storeys to 16-storeys to create a mix of studio, 1 and 2 bedroom flats.
