Location
The property is located approximately 2 miles from junction 28 of the M5, 3 miles from Cullompton and 18 miles from Exeter.

The Lodge
A custom built lodge extending to 38 x 20ft, situated overlooking the fishing lake. A luxury lodge comprising of open plan living room/kitchen, master bedroom with en-suite shower room, family bathroom, bedroom 2.

The lodge has been fitted out to a particularly high specification and is fully fitted for holiday accommodation purposes. It has the benefit of electric heated radiators and air conditioning. Outside the lodge has a large area of decking, wood store and two storage lock-ups.

The Lake
Originally constructed in 1974, the lake has the benefit of both spring and stream fed water. The original stock from 1978 includes the largest known fish at 30lb 10oz. The stocks also includes a 29lb 14 oz common carp, approx 15 x 20lbs+ fish and forty double figure carp (most of which have grown to 20lbs).

A stocking in 2013 Included 80 carp (spawned in June 2009) largest, 23lb 8oz. Other notable fish include ghost koi (19lb 8oz), tench (8lb 3oz), perch (2lb 9oz), roach (2lb15oz), crucian carp (1lbs), rudd (1lb 8oz) and eels (7lbs).

There are no formal pegs and the lake is lined with mature trees and reed beds together with two islands. The fishery has the benefit of an automated oxygenation testing system and aerators, which can be managed from a mobile phone.

Glamping Hut
13.8 x 10ft. Situated on the island, accessed over a bridge a timber shed with wood burner. This has the potential for being let out separately.

Summerhouse
Situated adjacent to the lake with a useful ancillary building for storage.

Storage Containers
Two secure storage containers and one steel lock-up shed adjacent to the access driveway suitable for the storage of machinery and equipment.

Stock Pond
Located behind the storage containers a purpose built stock pond which has been used to grow on carp for restocking.

Services
The property has the benefit of mains water, electricity and private treatment plant.

Solar Panels
A combination of on ground and roof solar panels which benefit from the feeding tariff until February 2037. Currently generating approximately £1,200 per annum. (Roof FIT only).

The Business
Stenhill Lakeside Holidays is primarily advertised through its own website and currently turns over in the region of £48,000 per annum. The current owner retains a number of weeks for his own use and guests. Based on the current pricing and an 80% occupancy a turnover in excess of £65,000 per annum is achievable.
