The historic city of Lincoln has a population of 90,000 people with over 200,000 people within its economic zone.
Lincoln's improved road network includes the dualling of A46 bypass which in turn provides easy access to the A1 at Newark, the M1 at Leicester and, via the A15 and M180 to the Humber Bridge and ports of Immingham, Grimsby and Hull.
The site extends to circa 3.23 acres (1.307 Ha) and is located on the corner of Kesteven Street and Clifton Street a short distance to the south east of the city centre, occupying a prominent position adjacent the Pelham Bridge dual carriageway flyover. The city centre and train station are within easy walking distance.
Two major highway improvement schemes are currently underway adjacent to the site and a third is currently under advanced consideration.
The Canwick Road/South Park improvements are due to be completed by May 2015 and the major East West Link road scheme currently under construction is on target to be completed by late 2016. Phase One of these works are being carried out adjacent to the site.
The proposed Transport Interchange Hub Scheme is located to the north of the site and represents the final part of the road infrastructure improvement schemes in the immediate area.
The site sits adjacent an established mix development of retail, industrial and office occupiers and Tesco food store.
Facilities available within walking distance include independent and national retailers, supermarkets, health clubs, hotels, restaurants, bars and cafes.
