Introduction
Field Aston Fishery has become one of the only specialist catfish and carp fisheries in the Midlands. The fishery has the benefit of planning permission for a temporary dwelling together with two stock ponds and a business which can be developed further.

Location
The fishery is situated to the south of the town of Newport in the Country of Shropshire approximately one mile from the centre of Newport, 24 miles from Shrewsbury, 42 miles from Birmingham. It has excellent road access to the A41/M54.

The Fishery
An established catfish and carp fishery extending to approximately 6 acres (2.4 ha) currently managed as a syndicate with some winter day ticket sales.

The Lake
Extending to approximately 3.2 acres (1.3 ha) the lake currently has the benefit of 30 pegs, but these are gradually being reduced and being replaced with purpose built double pegs. The lake has average depths of approximately 8ft with the benefit of a borehole water supply.

The current owner has carried out an extensive amount of marginal planting together with other tree planting around the property creating an extremely attractive fishery.

The lake is stocked with a large number of double figure catfish up to 72lbs. There is currently a policy of removing all catfish under 40lbs to the stock pond for resale.
There is a significant head of carp up to 34lbs with about 150 carp in the region of 20lbs. Other species in the lake include tench 12lbs, perch 4lbs, roach and rudd.

Stock Ponds
Two stock ponds have been created in the last three years. They have the benefit of solar powered aerators. In addition there is a holding tank.

Planning
Planning permission was granted on 23rd January 2013 for the erection of a temporary chalet and change of use of existing reservoir for recreational fishing and formation of fish rearing ponds.

The Business
There is a syndicate of 40 persons with an annual charge of £350 per person generating an annual income in the region of £14,000.

There is the potential to generate in excess of £40,000 per annum if the fishery was managed on a day ticket basis, due to the significant demand for catfish fishing in the area.

Services
Two porta loos on contract hire
Borehole water
Solar powered aerators

Abstraction License
The property has the benefit of an abstraction license from the borehole of 330m3 per day.

Reservoirs Act
The reservoir falls within the Reservoirs Act. The 10 year inspection is due in 2018.
