Rural Village location
The site lies to the north and west of the village of Reasby, which itself is located on the A607 between Leicester (12 miles) and Melton Mowbray (8 miles), and is located just south of the River Wreake. Rearsby is a small village and civil parish in the Charnwood district of Leicestershire.
The site extends to approximately 14.158 acres of land and is currently occupied by a substantial and attractive convent building which includes living quarters, a chapel and communal areas. The convent is accessed via a long tree lined driveway from Station Road and is set within mature gardens which provide the land for the new build properties consented. A public footpath passes through the eastern portion of the site running north to south through an open area of land known as the conker field which is to be transferred to the Parish Council under a Section 106 Agreement if planning permission is commenced.
Charnwood Borough Council granted a resolution to approve Full Planning Permission (Reference P/16/0987/2) on the 1st August 2017 for a residential development of 8 dwellings within the converted convent and the erection of 3 bungalows, 5 houses and associated access, parking and landscaping, subject to the completion of a Section 106 Agreement. The
planning consent has 22 conditions attached to it. The Section 106 agreement is currently being completed.
The tenure of the land is Freehold with Vacant Possession on completion.
The land is to be sold subject to and with the benefit of all existing Wayleaves, Easements, Covenants and Rights of Way, whether public or private and whether or not specifically mentioned herein.
It is understood that mains services are available to the site but we would direct interested parties to the reports contained within the Information Pack and advise that where necessary they make their own enquiries as to the existence and adequacy of these services.
The Sisters of St Joseph of Peace reserve the right for burials and visits to the existing graveyard. Please see Method
Statement re Burial Ground in the Information Pack for further details.
The Purchaser(s) will be deemed to have inspected the land and buildings and satisfied themselves as to the ownership
and condition of any building, boundary, hedge, tree or ditch.
