FANTASTIC DEVELOPMENT OPPORTUNITY: - A rare opportunity for a conversion of a very large, period property into smaller residential dwellings. Offering numerous possibilities for conversion to either houses, apartments or bedsit accommodation, the property in question should certainly be viewed to appreciate the potential. Although there is no planning permission for residential conversion, the property was originally built as a private dwelling and greatly extended to later accommodate a residential care home. There are spacious and private garden areas as well as ancillary car parking facilities, which would definitely benefit any sympathetic development. The residential care home ceased trading a number of years ago. The property has vacant possession and no chain.

WOODEND HOUSE: HISTORY AND BUILDING
This imposing stone-built property was originally constructed in 1847 and still retains some of its original period features. For many years it formed two semi-detached houses. One became a care home after the first world war, while the other remained a private dwelling until 1988 when the two houses were combined to enlarge the care home. A single-storey stone-clad extension was built in 1991, which then provided modern ground-floor accommodation for the residents, with extensive owners' accommodation upstairs. In total, the building has around 30 rooms (excluding bathrooms) plus conservatory, basement and roof terrace.

The building, which was in use as a care home until 2008, and continued to be registered for 19 residents until 2014, offers the potential for re-development or conversion to a wide range of uses.
The property is situated in a quiet and secluded location at the end of a residential cul-de-sac. It has extensive garden areas, reached by a driveway around the side of the building. The house faces south and has an open aspect with views beyond the gardens to countryside across the valley.
There has recently been extensive refurbishment of the original stone roof and more detail of this is available on request. The property has been in the ownership of the same family for more than 75 years and more information about its history, construction, rights of way and drainage plans can be provided.
